Terms and conditions
Once a booking has been confirmed, whether by telephone, post, email or website a Contract has been entered into. The person whose name appears on the Booking/Confirmation Form agrees to take full responsibility for ensuring that all the following Conditions of Booking are adhered to by all members of the party.
1). To limit the number of people occupying any one property to that stated in the brochure or website, unless by prior consent of the owner. Entertaining large numbers of guests should also be cleared with the owner beforehand.
2). To pay a non-refundable 30% deposit to confirm the booking, with the balance payable 4 weeks prior to arrival. If a booking is made less than 4 weeks before the start of the holiday then payment in full is required at the time of booking. Failure to pay the balance of the rental charges, or allow the owner to take the balance by credit card by the due date ( 4 weeks prior to arrival ) will result in the owner treating the property as available for re-booking. Charges for gas and Electricity used are calculated at the end of the let and payable prior to departure.
3). To accept that a completed booking form agreed by both parties is a binding contract and that any subsequent amendments must be agreed to by both Parties in writing

To notify any cancellation in writing as soon as possible and pay any monies due under clause 2.If the accommodation is re-let at the full rate, a refund will be made of the full amount paid, subject to a deduction of a £50.00 administration fee. If at a lesser rate a partial refund will be made. If not re-let no refund will be made although a partial refund may be made at the owners` discretion. 5). To vacate the cottage by 10.00 am on the final day of let, unless otherwise agreed. Incoming guests may arrive from 4.0pm onwards. Arrival later than 10.00 pm should be arranged with the owners.
6). a) To abide by our non-smoking policy (now law and part of our Fire Risk Assessment ) and not to smoke cigarettes, pipes, cigars etc. anywhere within a cottage, and to ensure that any cigarette butts or other waste does not litter any area around the cottage or car parking areas.
b) To abide by our non use of candles policy (except for birthday cakes and during a power cut).
7). To accept that the responsibility for personal property of guests occupying the cottages are solely theirs. All vehicles, trailers etc. are also left at the guests` risk. Also guests agree to absolve the property owner of any responsibility for any accident or mishap to persons, pets or property whilst on the premise or whilst engaged in any activity therein or from any illness or injury arising from any cause whatsoever.
8). To use the cottages solely for the purpose of self-catering accommodation and to accept the owners right to refuse to hand over the property to any person deemed unsuitable to take charge. Causing a nuisance or disturbance to neighbours and unreasonable behaviour may result in the owners` asking guests to leave.
9). To accept an additional charge for pets of £5.00 for the first night and £15.00 up to a week and keep them under strict control at all times and accept liability for any damage caused. Dogs must be house trained, are not to be left alone at any time in the cottages and should not be exercised within our sheep fields. (the cycle track opposite the property entrance is ideal for this purpose). Animal hairs are to be removed from carpets and dogs are not allowed onto furniture or beds. Any fouling in the gardens or grounds should be cleared.
10). To take reasonable care of the property throughout their stay, to leave it as clean and tidy as found on entry and to reimburse the owners for any breakages, loss or damage. Also to accept the owners` discretionary £25.00 charge for extra cleaning if the property has been left in an untidy mess.
11). To agree not to sub-let or re-assign the property to another person or persons without the owners permission.
12). To allow the owners or agents access to the property at all reasonable times.
13). To accept that should the cottage become unavailable or unsuitable for letting subsequent to booking through any cause, the owners liability will be limited to the amount of any rental paid.
